To tour an apartment and see Maris in person, you can reach out through our online form, give us a call, or stop by during office hours. Our team is happy to help you plan your visit and show you around the community.

Application and Leasing

When you’re ready to apply, our process is easy to follow. Start by visiting our Floor Plans page and clicking “Apply Now” on the apartment you’re interested in. From there, you can enter details such as your preferred move-in date, bedroom count, and layout to view available options. Once you’ve chosen a home by clicking “Select,” choose “Start Application” to continue through our secure application process.

As part of the application process, you’ll be asked to provide a valid government-issued ID. This can be a passport, driver’s license, or a valid state ID.
To qualify for an apartment at Maris, applicants must have verifiable income equal to 2.5 times the monthly rent.
At this time, we offer 12-month lease terms at Maris.
To help maintain a well-managed and comfortable community for all residents, subleasing is not permitted at Maris.
Yes, renters’ insurance is required at Maris as part of our commitment to a well-managed and secure community. Policies must include at least $300,000 in personal liability coverage, with Maris listed as the interested party. All leaseholders must be listed on the policy, or each leaseholder may carry their own individual policy.
When it’s time to renew, your renewal terms will be available in your Resident Portal. You’re also welcome to reach out to the leasing office at any time for questions or assistance with preparing your renewal for signature through the portal.
Yes, we’re proud to participate in the Seattle Multifamily Property Tax Exemption (MFTE) program, providing rent-restricted apartment options for qualifying residents. Eligibility is based on income limits set by the City of Seattle. For more information or to discuss eligibility, we encourage you to reach out to our leasing team.

Move-In and Move-Out Support

Yes, a $55 application fee applies when you submit your application, along with a $500 security deposit. These help ensure everything is in place for your move-in. 

At this time, we do not offer move-in assistance services at Maris. Residents are welcome to coordinate their own moving arrangements, and our team is available to help answer questions and share helpful details ahead of move-in day.
We encourage residents to make their apartment feel like home, keeping in mind that any modifications require written approval from management. Unless previously approved in writing, the apartment must be returned to its original condition at move-out, and charges may apply if changes are not reversed.
We understand that plans can change. If you need to end your lease early, lease termination is equivalent to two months’ rent. Please note that any concessions included in your lease agreement would need to be paid back as well.
For standard lease terms, we require a 20-day written notice before moving out, using the preferred form provided by the leasing office. If you’re on a month-to-month lease, a 30-day written notice is required.
Once you’ve submitted your notice to vacate, you may request a move-out walk-through with our maintenance team by entering a work order to schedule an appointment. This walk-through is intended to help answer questions and does not include a review of charges, which are assessed once the apartment is vacated. Following your move-out, you’ll receive a final move-out statement that includes utility charges, backdated between 45 and 75 days depending on Seattle City’s billing cycle. Any applicable damages will also be listed, and invoices will be provided for all charges.
Security deposit refunds are typically processed within 20 to 30 days after move-out.

Fees and Payments

The security deposit starts at $300, with $100 collected when you submit your application. Based on screening, the total deposit amount may increase up to one month’s rent.

Utilities are not included in the rent and are billed separately.
You can choose from Quantum, Comcast and Astound for Wi-Fi service, as Maris is wired to support all three providers.
We offer flexible rent payment options to fit your routine. Payments may be made by personal check, cashier’s check, money order, or through the online Resident Portal. The portal accepts debit and credit cards (with applicable fees) as well as direct bank transfers, which are free to link.

Yes, there is a $10 monthly package fee.

Parking

Yes, parking is available for residents at Maris, with several options to choose from. Standard parking is $150 per month, medium-sized parking is $175 per month, and EV parking is offered for $225 per month. 

Overnight guests are welcome at Maris, with stays limited to seven consecutive days or up to fourteen days within a month to help maintain a comfortable community for all residents.

Maintenance and Requests

To submit a maintenance request, simply reach out to our team. We’re here to help and work to take care of requests as quickly and smoothly as possible.
We aim to address maintenance requests within 24 hours of submission. Our team is responsive and attentive to help support everyday comfort throughout the community.

Pets

Yes, pets are welcome at Maris. We’re happy to be a pet-friendly community designed to support everyday living with your companions.

Dogs and cats are welcome at Maris with a $300 pet deposit and a $50 monthly pet rent for each pet.

To help support a comfortable community for both residents and their pets, certain breed restrictions apply at Maris. For the most up-to-date details and to discuss eligibility, we encourage you to contact our leasing team.
We offer a convenient on-site pet wash at Maris, making it easy to take care of your pet without leaving the community.

Amenities and Facilities

At Maris, we offer a collection of amenities designed for both connection and everyday ease.  From rooftop and resident lounges with city views to a fitness studio, co-working spaces, smart tech features, and convenient extras like EV charging and package services, every space at our community is curated to complement your lifestyle. Yes, we offer bike storage at Maris, and we ask that residents provide their own lock.
Yes, the apartments at Maris support high-speed internet access to help you stay connected at home.
We use Parcel Pending package lockers to receive and store deliveries, providing a secure option for package pickup.

You can choose from thoughtfully designed studio, one-bedroom, and two-bedroom floor plans at Maris, each created to support everyday comfort. You can view all available options and details on our Floor Plans page.

Yes! Our virtual tours page gives you a look at select homes and shared spaces, so you can get a sense of the community before your visit. If you’d like a more personalized experience, virtual tours are also available by appointment. Simply contact us, and we’ll set one up for you.

At this time, we do not offer furnished apartments at Maris.

Community and Lifestyle

Yes, we host at least one community event each month, creating opportunities for residents to connect and enjoy life at Maris.
To help maintain a relaxed and comfortable atmosphere, quiet hours are in place from 10:00 PM to 8:00 AM.
If you experience a noise concern during quiet hours, you can contact our after-hours patrol for assistance. 
Maris is located near a variety of nearby schools, including: Northwest Montessori School Genesee Hill Elementary School Fairmount Park Elementary School West Seattle High School
West Seattle offers a comfortable balance of neighborhood living and city access, and Maris places you right in the middle of it. From nearby cafés, shopping, and parks to local destinations around The Junction, much of daily life is close at hand.  Fauntleroy Way SW runs directly through the community, providing easy access to the West Seattle Bridge for trips downtown, while nearby routes like California Avenue SW and Delridge Way help connect you to transit options, I-5, and the rest of the city.
Maris is a non-smoking community. To help support a comfortable environment for all residents, smoking is required to take place off the property and at least 10 feet from any building entry.
